The Prairie Homeowner's Roof Inspection Checklist

15 things to check before winter. Walk your property with this list, tick off what you can see from the ground, and flag anything that needs a professional look.

From the Ground

1. Missing, curling, or buckling shingles

Scan the whole roofline. Curling edges and bald patches mean the shingles are near the end of their life.

2. Cracked or broken shingles

Visible cracks let water in. A few may be a quick repair; widespread cracking is a bigger sign.

3. Granules in eavestroughs and downspouts

Sand-like granules collecting at the base of downspouts means shingles are wearing out.

4. Sagging rooflines

Any dip or wave in the roof's surface can point to a structural or moisture problem underneath.

5. Damaged or rusted flashing

Check around chimneys, vents, and valleys — flashing failures are a leading cause of leaks.

6. Moss, algae, or dark streaks

Growth traps moisture against the roof. Streaking can also signal aging or trapped damp.

Eaves, Soffit & Drainage

7. Clogged or sagging eavestroughs

Blocked gutters back water up under shingles. Clear them before freeze-up.

8. Downspouts draining away from the house

Water should discharge well clear of the foundation, not pool against it.

9. Soffit and fascia condition

Look for peeling, rot, or gaps — these protect your roof's edges and ventilation.

10. Blocked roof vents

Vents need to stay clear for proper attic airflow, which prevents ice dams and moisture buildup.

Inside the Home

11. Water stains on ceilings or walls

Brown rings or discoloration, especially on upper floors, often trace back to the roof.

12. Daylight through the attic roof boards

If you can see light coming through, water can get in too.

13. Damp insulation or musty attic smell

Moisture in the attic points to a leak or a ventilation problem.

14. Signs of past ice damming

Stains along the eaves inside the attic suggest melt-and-refreeze problems worth addressing.

15. Date of last professional inspection

If it's been more than 2–3 years, or after any major storm, it's time to book one.
